Our specialty is developing single and multi-family residential complexes. We are involved in every aspect of a complex to include land acquisition, product design, construction, and property management. Most importantly, we've been able to successfully exit our development properties at or above our projected sales price. Below is a sampling of our current and past projects.
Rocky Ridge Apartments was completed in the Fall of 2018 and consisted of 17 fourplexes with approximately 54,400 sq ft of residential living space. Total construction budget of $5.0 mm and a total duration of 15 months including land acquisition, construction, tenant occupation and property sale. Total return was 76% IRR with a MOIC of 2.1x.
BYU -Idaho approved student housing complex for men with 30 apartments and 180 beds. Completed construction in the Fall of 2017.
Rock Creek Townhouses
Sweetwater Apartments consisted of 12 fourplexes with more than 38,000 sq ft of residential living space. Project was completed ahead of schedule and under the construction budget of $3.5 mm. Total timeline of two years included land acquisition, construction, tenant occupation and property sale. Total return was 35% IRR with a MOIC of 1.8x.
